NBN Speed issues

Hi TPG support,

our internet speed is not good in our area and I was wondering how I check how far the fibre is to the node in our area of East Perth? Currently on the NBN FTTB 50 with Voice (cost $69.99 per month). Should be pulling at least 45.6Mbps. I checked our current speed and only pulling 20.3 Mbps (Way under the specifed speed). Please suggest how we can improve our speed here in East Perth. If nothing can be done will be definitely looking at other providers.
