Need help with high latency on Xbox One

Good evening
I am having issues where my Xbox is showing that I have a latency of 177ms (which is causing my games to lag).
I am on the NBN100 plan with an FTTC connection wired directly from the modem into my Xbox. I have a consistent download speed of 90+Mbps and upload of 14mbps with no packet loss.
Has anyone else experienced this issue?
I have opened port 3074 for the Xbox and have enabled Upnp.
Any help that someone can provide on this would be greatly appreciated
