Extreme lag when gaming

Hi i've been having issues with my connection to certain games to the point that the game is actually unplayable, have no other issues with my internet besides this. Also have tried hotspotting off my phone and the game seems to work fine then. I have a hardwired connection to my ps4 and when i do speed tests the download speeds seem fine. Have also followed the recommended game instructions and fowarded the recommened ports. Any help would be appreciated.

Any chance you can do a tracert to the game server hostname or IP address at different times of the day? This will show where network delays are occurring.
